This did not bode well with the previous lease holder but with professionalism, fairness and empathy I felt more at ease to complete the sale to APWireless. I had received several letters from APW over recent years, but it was not until it became clear to me that I faced the possibility of a severe drop in rent upon the next Lease negotiation in 4 years’ time that I finally agreed to meet with Lydia. She explained the likely scenario in that case, and what APW were prepared to offer for either a freehold or leasehold purchase. I also took advice from an agent. A freehold sale suited me best, as my site was at the edge of the farm and adjacent to a public highway, so no rights of way were required across the farm – i.e. a clean break. Price negotiations ensued and finally we agreed what I consider to be a satisfactory deal. Legal details were sorted efficiently, so we were able to complete promptly. Lydia was courteous and professional throughout, as was her colleague on the legal side. I can recommend at least entering into discussions with Lydia.
We recently renewed the leases for both telecoms masts on our land; One of these was renewed after the New Code was introduced and is based on the rent reducing by approx.70% over the next few years. APWireless provided a robust offer for both sites despite the risk of these merging which meant we could re-invest the money into matters which appeal to us.
